Summary

We were contacted regarding persistent nighttime noises coming from the attic of a detached bungalow in Newmarket. Our inspection confirmed raccoon activity associated with a damaged roof vent. Humane removal and full roof exclusion were completed over two visits, with follow-up confirmation that no further activity occurred.

Customer Concern

The homeowner reported loud movement and noises in the attic during the night, consistent with raccoon behaviour. The concern was heightened due to the timing of the issue, occurring during late raccoon baby season in June.

Inspection & Findings

During the initial visit, our team conducted a full exterior roof inspection and attic inspection. A roof vent had been torn completely open, creating a clear entry point into the attic space. Inside the attic, disturbed insulation was observed, and immobile raccoon babies were located near the entry area. These findings confirmed an active raccoon den on site.

Cause Analysis

Raccoons commonly target roof vents as entry points due to their location and weaker construction compared to surrounding roofing materials. The presence of nearby trees allowed easy roof access. Seasonal nesting behaviour during late spring and early summer increased the likelihood of attic denning.

Treatment / Removal

On the first visit, technician Ardian humanely removed the raccoon babies from the attic and placed them in a secure container on site to allow the mother to retrieve them naturally. A one-way door was installed over the damaged roof vent, allowing the adult raccoon to exit while preventing re-entry. The installation was secured and weatherproofed to protect the roof opening during monitoring.

Exclusion & Repairs

As part of the approved exclusion work, our team completed the following:

  • Installation of a raccoon one-way door at the primary roof vent entry point
  • Installation of three galvanized steel roof vent covers
  • Sealing of two plumbing vents using galvanized steel mesh
  • Inspection of roof penetrations to confirm all vulnerable areas were addressed

Photos from the service show the open roof vent prior to repairs, the one-way door installation, monitoring setup, and completed screening and vent protection.

Outcome & Confirmation

At the second visit, the homeowner reported no further noises or signs of activity. The one-way door was removed, the entry point was permanently sealed, and all exclusion materials were inspected. No further wildlife activity was observed or reported following completion of the work.
