Summary
Our team responded to reports of nighttime attic noise at a residential property in Newmarket. An inspection confirmed raccoon activity entering through a damaged soffit area. Humane removal measures were implemented during late raccoon baby season, followed by confirmation of resolution on a return visit.

Inspection & Findings
During the initial visit, technician Ardian conducted an exterior roof inspection and identified an opening at the soffit on the underside of the roofline. An attic inspection showed disturbed insulation consistent with wildlife movement. The presence of raccoon young was confirmed, and they were determined to be mobile at the time of inspection.
Photos from the inspection show displaced attic insulation and a damaged soffit area providing access into the roof structure. Additional images document the installation of a one-way door assembly over the identified opening.


Cause Analysis
Raccoons commonly target soffit intersections and roof edges where materials can be pulled back or weakened over time. The location of the opening provided sheltered access directly into the attic space. Seasonal behaviour during late spring and early summer increases the likelihood of raccoons using attics as denning sites.
Treatment / Removal
A humane, non-lethal removal approach was used. A one-way door was installed over the soffit opening to allow the adult raccoon to exit while preventing re-entry. Due to the presence of mobile young, the setup allowed for family group exit without trapping or relocation. Ardian discussed broader wildlife-proofing options with the homeowner at the time of service.
Exclusion & Repairs
Full wildlife-proofing of the roofline was quoted but not approved by the homeowner. On the follow-up visit, after no further activity was reported, the one-way door was removed. The original entry point was sealed, and the immediate exclusion work associated with the opening was inspected to ensure it was secure.

Outcome & Confirmation
At the second visit, the homeowner confirmed that no further noises or signs of wildlife activity had occurred. The removal device had functioned as intended, and no additional raccoon activity was observed following sealing of the entry point.
